In PA, you cannot use security deposits for back rent. .

I find that hard to believe.....how fucked up can a state be to force a landlord to give money back to someone who owes him rent?........you should get rid of the demmycrats you have in state government.......
 
So any given year, you are evicting 2-3% of your tenants... That is some ugly math when you go to the bank.

every business has expenses.......ironically, when tenants pay rent they are paying for the cost of the rent they may not pay and the damages they may cause.....

the long and short of it is this........real estate investment is profitable.......

That is not the way capitalism works. There is no requirement that the customers make your business profitable. Let's say the going rate for an apartment is $500, but you need rent to be $600 to make up for previous tenants... That means you have to rent out at $500, and eat a loss of $100 per apartment per month. Sorry, but that is life.

Which is why landlords go bankrupt all the time. Like any investment, it is not always profitable. You can lose quite a bit of money on it.

I feel especially sorry for the tiny landlords, and often their tenants. Picture the retired lady trying desperately to survive on a pension of $20k and $10k profit from a rental property. If the tenant stiffs her, she could lose tens of thousands of savings she does not have... But if there is an unexpected expense (roof needs replacing or something), she would not have the funds, and both her and the tenant are out of luck.

Tenants need to be careful about landlords.
 
There is one situation that evictions are actually good for the evictor, when the land is going to be sold on. In Thailand, this is often done on privately owned land. The owner is evicted by the government, and the land is turned over to a Westerner. The Westerner then sells it to Chinese investors. Everyone involved blames the Westerners for this. I think Westerners like this should not be welcome back to their passport countries.

I'd have to go with the screams of irate tenants........it reminds me so much of lib'ruls on election day........
 
and landlords need to be careful about tenants......its pretty easy to glean out the chaff.......folks like you leave a trail on your credit report.......

Why? You claim that tenants will always make up the difference, and that it will always be profitable. So why?

I will tell you why. Landlords can lose a lot of money very quickly.
 
If it were a result, then there would never be any bankruptcies. The fact is that sometimes being a landlord is not profitable. That is just life.

odd......I think there are millions of people who have been in bankruptcies who've never been landlords......in fact, I expect far more of them were tenants.....but hey, I'm sure you have some statistics hidden in your pockets somewhere, right?.......

Just a thought, to go bankrupt, you first need debts. Bankruptcy is not being poor, it is an inability to service debts. Being a tenant does not involve debt. Usually, but not always, being evicted means the landlord is forced to move on from any debts entailed in that.

But yes, all sorts of businesses and people are unable to make a profit, and therefore unable service their debts, not just landlords.
