LMAO!!! It has been a long time since you have been back to England.

Most of what Brexit was about was keeping the Eastern Europeans out. Under EU rules, any Eastern European EU citizen could move to England and start receiving the dole. The problem was they were moving to England and getting the jobs.

1) the culture has been rocked by too much immigration.

2) the destruction of the schools.

3) the trauma of being a now deeply failed Empire.

Totally different when you own it
 
I stopped counting how many evictions I had done at 5000.....that was over a decade ago.......the eviction is not a terrible day for the landlord.......the terrible day for the landlord is when the tenant skips his rent payment.......the eviction is the solution......

I am going to agree with you here. If a landlord is making a 5% rent is profit after the mortgage and other expenses are paid, and the rent is not getting paid, they are losing 19 months of profits per month. Very quickly, whatever profits they made in the last decade is lost.

Most landlords will do anything possible to work things out with a tenant. Sometimes the it is the tenant refusing to pay anything. Many times it is the landlord unable to afford getting only half rent, and having to make up the difference.

Whatever the problem is, you see tenants being evicted, you are looking at a landlord who will probably be losing his property soon.

Any hope at the back rent is gone once you evict. It is a process that has taken months, and destroyed years of profits. You enter the rental property, and often find amazing amounts of destruction. It will take thousands of dollars, and months of work to rent it out again.

Worse yet, when you go to the bank for a loan, they know about the evictions, and the trouble you are in. Good luck getting a loan.

If you can work out something with the tenant, it is usually much better.

Traditionally, the reason people did not commit crimes was for fear of destruction of their reputation. Itinerant did not have this fear, so were considered criminals. Often they were criminals too.

The Gypsies claimed they were the one acceptable form of travelers in medieval Europe, pilgrims. They claimed to be from Egypt, which was well known from the Bible, but was Europe had lost most direct communication with due to the rise of Islam.

It says how low on the totem pole Irish Travelers are that they claim to be Gypsies.

The over a decade ago is not surprising. Before the Great Recession, banks rarely enforced loan covenants on real estate borrowers. These days you are doing insane numbers of foreclosures, you can have your mortgages closed out.

When you say 5,000, was that on properties you owned, or were you some sort of agent? That is 5,000 out of how many renters?

90% of the time its gone the day the tenant falls behind.....get them out quick while the deposit will cover the rent, or while what they owe is small enough that some agency will cover it......

I have owned, I have been an agent, but I am also a lawyer.......I do evictions for landlords.....they pay me to get rid of their bad tenants......how many renters......say 6000 apartments times 12 months times 43 years.......I'll let you do the math......

Travellers or Tinkers, as the Irish call them, are despised in Ireland which is why so many came to England. Political Correctness has been a real advantage for them, they do not feel obliged to follow any laws especially regarding land usage. Anybody who knows about them is familiar with their ways. By the way, my parents were Irish so I know a fuckton more about the subject than you!

In PA, you cannot use security deposits for back rent. But even in states where you can, the security deposit is usually needed for the damages angry tenants do on the way out. Even moving fast, you are not getting the tenant out before he is a couple of months behind, so it will only mitigate the back rent.

Every landlord I have seen is just happy to get rid of the tenant at some loss. The longer you stretch it out trying to get bak rent, the worse it will be.

So any given year, you are evicting 2-3% of your tenants... That is some ugly math when you go to the bank.

There is one situation that evictions are actually good for the evictor, when the land is going to be sold on. In Thailand, this is often done on privately owned land. The owner is evicted by the government, and the land is turned over to a Westerner. The Westerner then sells it to Chinese investors. Everyone involved blames the Westerners for this. I think Westerners like this should not be welcome back to their passport countries.

Do you know much about this Primavera?
