By "absentee landlord", you really mean you didn't want to drive the 30 minute drive at least once a week.
The rest is just you justifying your greed of profit or human compassion.
I think I told you I was a Slumlord. It was not unusual for tenants to move out owing back rent. In fact, one did just that. Due to rental laws here it takes three months to get a tenant out once they stop paying rent. In other words they can live there for three months, rent-free. When they move they can leave windows and doors open inviting unwanted "guests". That's why it is important to keep an eye on the place and I couldn't do that being 20 miles away.
Justify much?
Before I moved I was one block away. The average city block is 1/15 or 1/20 of a mile. (http://www.land4ever.com/block.htm) So, do the math. When I moved I was 300 to 400 city blocks away.

You can't beat that for justification.
