To be clear, I'm in no way suggesting literally all land should be opened up for development. That wouldn't be good nor is that necessary. And not all new development needs to be, nor should it be, single family homes. But unless we have plans to stop immigration and lower the birth rate we need new housing to keep up with the demand.

I pointed out the environmental issues but it's also an issue for those who claim to care about the middle class, working class and racial equity. Preventing new housing is often great for the property values of those who already own their home but it only makes it more difficult for those trying to get into the market. For the country as a whole, that's not a positive.

As you could probably tell, I approach the issue mainly from an environmental POV.

To me that takes precedence over everything else.

But you touched on another major factor which I was going to bring up anyway, with your comment about lowering the birth rate. Specifically amongst young people who get married or cohabitate and start making babies when they have few if any marketable skills to help them support the products of their copulation.

Young people today, and really all generations since those born in the 80's and beyond, don't seem to understand the concept of consequences. They seem to have been programmed by their parents (which includes my own generation) that they are entitled to have everything they want and conduct their lives in whichever way makes them happy at the moment, and that everything will just magically work out.

So they get pregnant and start families with no regard for how they will support them.

Next thing you know, they're whining about not being able to find affordable housing.

Well, the reason they and their spouses can't afford the rent on an apartment or to purchase a house, is because they're supporting CHILDREN. It never occurs to these people that without the expense of one, two or three extra mouths to feed, and with two incomes, they could easily afford to pay their rent and the rest of their bills. And if they're careful with their money rather than wasting it on unnecessary consumer junk (I'm looking at you iPhone), start saving for a day when they actually CAN afford to start a family.

Young single people have housing options available to them. Like answering ads for roommates. Renting a room in a three or four bedroom house is an affordable way to have a roof over one's head and a safe, clean bed to sleep in. Young childless couples can partner up with other young, childless couples and split the rent on a house or two bedroom apartment. They have choices couples with children don't have.

So, whose fault is that and why should rural property owners have to have their standard of living lowered to accommodate some young dumbasses who were too stupid to practice birth control or consider the consequences of having children?

Anyway, it's a very complex problem with many external factors affecting the situation. But no amount of building new housing units or raising the minimum wage, is going to make it easier or more feasible for people with low earning potential to afford a commodity that keeps getting more and more expensive as everything else does, including the construction materials and the labor to build them.

He's done a good job as Governor, made all the right calls during Covid. Actually stood up for the citizens against government tyranny.

Like all governors/political leaders/elected officials/etc, etc, one can find both good and bad aspects of their job performance.

I disagree with you about his COVID stance and feel that, as he's done with every other issue, he was just grandstanding to make it about his own popularity, and increasing his chances for a Presidential bid, by projecting a fake, Trump-style tough guy image because he knows that conservatives wet their panties and cream their jeans over that kind of crap. Unfortunately for him though, he's such an obnoxious, unlikeable little toad, he couldn't pull it off the way the slick, smooth talking con man Trump did.

Not to mention that he put lives at risk and might even be responsible for some of the deaths that have occurred as a result of his COVID policies, which put profits and his own popularity above public safety.

California and NY are unaffordable. Why do think that is? California has better climate than Florida..

I was not defending California or NY, I was just pointing out that party politics is not why most people leave one state and move to another.

California might have a more comfortable climate than Florida, but they also have a wider and more destructive array of natural disasters that destroy lives and property than Florida or Texas do.

Wildfires, mud slides, earthquakes and of course a lack of water.

Certainly, the consequences of some political policies add to decisions to pull up stakes, but to just say...

I think the data shows young people today are getting married later and starting families later and its probably largely because of costs as you mentioned (there's also a factor of more women in the work place and focusing on their careers, at least while young, before settling down and starting a family). I'm passionate about real estate because it's the industry I work in. Being from the Bay Area it's also hard to avoid because it so dominates the local news/discussion because of the astronomical costs.

This board is heavily populated by Boomers. When many of you were young they were starting flight out of the cities and the suburbs were being built. It's not like housing back then was free but on an inflation adjusted basis it was much more affordable than today. So Boomers who bought their homes years/decades ago are sitting on a gold mind and even many who consider themselves pretty progressive overall can become very conservative when its about their neighborhood and property values (which on one hand is understandable as for most of us our home is the largest asset we own but it makes our overall economy less dynamic).

It's a mismatch when we don't allow supply keep up with demand. It helps drive inequality and is not a positive economic benefit.

Although I agree with them about DeShameless quitting the race, I do not agree with the part about him coming back to Florida and continuing his term.

He should drop out of the 2024 race, resign from his current position, pack up his shit and go somewhere else.
