Santa Fe considers tax on mansions as housing prices soar

SANTA FE, N.M. (AP) — Voters are deciding whether to tax mansions to pay for affordable housing initiatives in a state capital city prized for its desert-mountain vistas, vibrant arts scene and stucco architecture rooted in Native American and Spanish-colonial tradition.

The tax on homes sold for more than $1 million is being pitched as a lifeline to teachers, service-sector workers, single parents and young professionals who can’t afford local mortgages or struggle to pay rent amid a national housing shortage and the arrival in Santa Fe of high-income digital nomads and affluent retirees.

There are only three red states that have lost population since 2021, and in both the decline was insignificant. Those states are: Iowa, W. Virginia, and Mississippi.

Every other state, in all 16, are Blue. New York and Illinois top the list with the biggest losses by percentage. By sheer number of people leaving, it's New York first and California second. Illinois comes in a close third.

California is becoming a typical Turd World nation in that a growing segment of the population are poor or working poor with a smaller segment of very rich that really aren't affected by the crazy shit the state does. The middle class, on the other hand, is being hollowed out. They can't afford to stay unless they are fine with becoming poor and see little or no upward mobility in their future if they stay. New Mexico ranks at the 14th highest tax burden, according to WalletHub. Residents pay around 8.8% of their total personal income to state and local taxes.

It's also used for direct construction of new affordable housing. So, we've helped with several 100% affordable apartment complexes as well as other development costs, like soft costs, design costs. We've used funds for rental assistance and that's helpful because they're local funds so we don't have to use the federal guidelines for assistance, which can be really really onerous.We've used them a lot for rehab.

The people who will benefit our folks like teachers, nurses, police officers, firefighters, EMTs, folks whose families have lived here for generations and want their kids and grandkids who work in Santa Fe to live here.

This is a tax designed to provide the funds we need so that anyone can work and live in Santa Fe and we don't become the kind of community where only wealthy people can afford to live. The protections are in place to guide how the money will be spent through the affordable housing trust fund and the appointed board of residents.
