It is tax advantaged in ways stocks will never be and it is as good as guarenteed which stocks will never be. I raise rents 3-5% a year depending on market conditions. Can you do that with dividends? You don't have to believe it puddin. Investing in real estate is like investing in stocks. It is a long term proposition. Yes you can invest in stocks using leverage but you don't do that. You don't have the savvy or the balls.

See you are such a novice you don't understand how real estate works. I only invested 10% of my capital and my tenants pay my mortgage. That is a hell of a return. As I said, I am only concerned about generating income. You worry about the wrong things.

You hang on to your 30% lists in Apple puddin.
