In California's case they are using market based method to discourage population growth. I would normally think that conservatives like Wackonwould normally approve of that but Wacko has a vested interest in California's real estate market.

If they claimed they were passing these measures to limit population growth and make pricing more expensive that would be one thing. But when the public rhetoric is we are open and inviting to others and income inequality is a bad thing it completely belies the public policy options we purse.

So Cal does have rent control. Santa Monica for sure does and I believe other cities might as well.

We could build more housing if we wanted. We choose not to on both a local and state level. Thus the market responds we the prices we face.

Sorry I meant San Diego. We do not. I remember when I rented from one of those corporate residential joints with 1000 units they calibrated their rent increases. They were frequent and a number that was unlikely to make you leave, like $50 a pop every 6 months or something. Just the hassel of moving kept you there. A few years later and you were paying much more than you signed up for once the lease had expired. But that's college living. But now I see rents for a two bed apartment in a corpotae shithole are more than I pay for my mortgage on a large single family detached with a million $ view.

California is in a predicament. Coastal California is a very desirable place to live. Everybody and their brother wants to live there. Conversely those already there don't want the increased population density and it corresponding impact on public services, infrastructure and the environment.

So one sensible question if demand exceeds supply in California's desirable areas to live and controlling population growth or even limiting it is more important why not permit real estate go sky high to prevent development and discourage population growth via high housing costs?

From that point of view placing impediments to real estate development, including rent controls, to discourage population growth, including rent control, seems reasonable. It protects those already there and discourages population growth.

I understand that would suck for the real estate market and place residents under financial stress but if that reduces population growth by discouraging emigration into the State and encouraging immigration out of the is t that a viable consideration to achieve the goal of lowering population growth in California and isn't that a also an understandable goal for many California residents.

This is a great point, but just so long as the price hikes remain in the highly desirable areas.
